Al was very helpful in lining up the mechanical inspection, a surveyor, and a remodeling contractor, so that we did not have to be on site. He also found a very good mortgage broker, who took care of us long distance.

Broker & Property Management Fees:

Property Management Fee:

   4% of monthly Rent Income received by Owner as Property Management Fee.


Tenant Placement Fee Schedule:

   4% of initial lease terms of a minimum of 6 months.


FURNISHED SHORT TERM RENTALS:

   6% of initial lease terms of 1 month to less than 6 months.

   8% of initial lease terms of 1 week to less than 1 month.

   10% of initial lease terms of less than 1 week.

Service

Property Management Outline

Property Manager's Responsibilities:

  1. Retain an active California Real Estate Broker's License in good standing.
  2. Retain an Errors and Omissions Insurance Policy.
  3. Retain a General Liability Insurance Policy of no less than $1,000,000.
  4. Meet with service providers related to estimations, maintenance and repairs.
  5. Create inventory record for "Furnished" property.
  6. Advertising and marketing of property in a manner that provides professional quality presentation with sufficient exposure to achieve maximum rental rates with minimum vacancies.
  7. Respond to inquiries and showing requests.
  8. Show units to prospective tenants and agents.
  9. Process tenant applications and screening.
  10. Lease drafting and execution.
  11. Arrange deposit, move-in funds and rent payments. Payments to be made payable to Owner and go directly from Tenant to Owner.
  12. Supervise pre-occupancy and/or periodic interior cleaning (if needed for furnished property).
  13. Move-in, walk through with Tenant, delivery of keys and review of inventory.
  14. Provide friendly monthly reminders to Tenant regarding rent due dates.
  15. Communicate with tenants regarding lease termination dates.
  16. Execute lease extensions.
  17. Move-out walk through with Tenant, return of keys and review of inventory.
  18. (Furnished Property) Post-occupancy cleaning (thorough cleaning, including laundry).
  19. (Furnished Property) Restocking of consumables. Unfurnished; HVAC filter, light bulbs, initial toilet paper. Furnished; an initial supply (approximately one week) of customary items (paper and soap products) that are expected with vacation rentals to be provided. Tenant to be responsible for any additional consumable needs.
  20. Respond to questions and repair requests from tenants. Manager shall attempt to answer, address, correct or repair any issue if possible. If Manager is unable to correct issue independently then Manager will contact a service provider to correct the issue.
  21. Owner authorizes Manager to conduct repairs as needed and will reimburse Manager upon receipt of monthly invoice.
  22. For service or repair requests from tenants, if Manager is able to make repair "in house" then service fee shall be billed at $60/hour + any parts if needed. If Manager is unable to make repair "in house" and another service provider is needed, then Manager will not charge a service fee and only the service provider's cost will apply.
  23. If a repair emergency is presented to Manager that effects a tenant's safety or ability to occupy a unit, then Manager shall have the authority to immediately take action resolve the emergency.
  24. If a service provider or repair entity needs immediate payment in order to make a needed repair, then Manger will make payment and then submit paid invoice to Owner for reimbursement. Otherwise, service providers may invoice Owner directly.
  25. In the unlikely event that a tenant must be evicted, Manager shall work in cooperation with a third party eviction service at Owner's expense. Manager will not charge for Manager's time associated with eviction process.
